Tourism in Downtown Rio: Business, Cruises and Events in the District with the Lowest Entry Price for Studios

Quick answer Downtown Rio ("Centro") has a different kind of tourism from the South Zone: it is driven by cruise ships, corporate events, museums and street Carnival. The next cruise season has 127 calls scheduled at Píer Mauá (51% more than the previous one), the city has 481 confirmed events in 2026 (+31%) and downtown hotels reached 99.47% occupancy during Carnival. For investors, it is the district with the lowest entry price among the tourist areas — studios from R$ 263 thousand — and it still has the Reviver Centro incentives.

When people talk about tourism in Rio, the image is always the beach. But many of those who arrive in the city go through downtown first: cruise passengers, travelers landing at Santos Dumont airport, people coming for a conference or for the Carnival street parties. This article shows the figures for these visitors and why they matter to anyone considering a studio in the area.

Cruises: 127 calls scheduled for 2026/2027

Píer Mauá is at Praça Mauá, next to the Museum of Tomorrow, and that is where cruise passengers enter the city. The 2025/2026 season was weaker: 84 calls, about 240,000 people including passengers and crew, and R$ 200 million generated, below the 107 calls and 327,000 visitors of the previous season.

For 2026/2027 the published calendar has 127 calls over 85 operating days, between October 24, 2026 and April 8, 2027 — the largest schedule of the three seasons. On some days three or four ships will be docked at the same time, with a combined capacity of more than 10,000 passengers.

Events and business: 481 confirmed events

The second engine is event tourism. According to Visit Rio, the city had 481 events confirmed for 2026 by the end of April, 31% more than in the same period of 2025, with projected revenue of US$ 1.5 billion. Technical and scientific events alone — medical congresses, trade fairs, industry meetings — add up to 287, with 2.2 million participants expected and R$ 3.5 billion in the economy.

Business visitors have a profile that matters to landlords: they travel on weekdays and outside high season, stay a few nights and want to be close to the metro, the light rail (VLT) and Santos Dumont airport. This is the demand that fills the months when the beach counts for less.

Hotel occupancy: downtown during major events

HotéisRIO data shows how the area performs on peak dates. During Carnival, with the street parties, Cinelândia and the Sambadrome nearby, downtown is practically full.

What this means for studio investors

Downtown does not command Copacabana nightly rates, and it would be wrong to promise that. What it has is a different equation: a much lower entry price, demand spread across tourism, business and housing, and a district in transformation with public incentives.

In practice, a downtown studio usually serves more than one public: executives on weekdays, tourists on weekends and event dates, and residents who work in the area on longer leases. That flexibility reduces dependence on a single type of guest.

Before deciding, compare the developments in the area and check each condominium's rules: Q Studios, ARB26 and Connect Square compared and Airbnb in downtown Rio: is it worth it?.

💡 Expert summary
Downtown still divides opinion, and I understand why: at night and on weekends the area used to be very empty. That is changing with the new residents, but not all at once. My advice is to look at the exact address — the axis between Praça XV, Candelária and Praça Mauá concentrates the most museums, transport and cruise arrivals. That is why we follow Q Studios and ARB26 closely.
