Airbnb in Downtown Rio de Janeiro: Is It Worth It?

Quick answer It can be, mainly because of the combination of business demand (weekdays) and tourist demand (weekends and high season), something few areas of Rio can sustain at the same time. Nightly rates tend to be lower than in the South Zone, but the purchase price is also much lower, which can keep the percentage yield competitive.

Downtown Rio (Centro) is not the first area that comes to mind for Airbnb: Copacabana, Ipanema and Leblon dominate that picture. But the question that matters to an investor is not "where are the most listings", it is "where do the numbers work best for the capital I have". And here downtown has an argument few areas can match: two sources of demand at the same time.

Note This article covers the short-term rental potential of downtown in general terms. For the rules (condo bylaws, Superior Court decisions, the proposed city law), see our article on Airbnb rules in Rio.

Two engines of demand, not one

Most tourist neighborhoods in Rio depend almost entirely on leisure: beach, sightseeing, holidays. Downtown adds steady business travel during the week: professionals on work trips, corporate events, meetings and training sessions that need lodging close to the companies, banks and government offices concentrated in the area.

That mix tends to smooth out seasonality compared with neighborhoods that rely 100% on leisure, and downtown still captures part of the city's overall tourist flow, which is growing. Rio received about 12.5 million visitors in 2025, according to City Hall and Riotur, and international arrivals grew 15.6% in the first half of 2026, according to Embratur.

What changes in the return math

The average nightly rate downtown tends to be lower than in Ipanema or Leblon, but the purchase price is also much lower. That means the percentage yield (annual revenue divided by the amount invested) can stay competitive even with a more modest rate, because the denominator is smaller too.

In our simulations with two launches in the area, with 60% occupancy and a 20% management fee, the estimated yield was 12.8% to 14.5% a year, before condo fees and property tax. We show the full math, and its limits, in the article on short-term rental yield downtown.

💡 Expert summary
People who ask "is Airbnb downtown worth it?" are usually comparing it with Copacabana or Ipanema, and missing the point. The right question is: "for the capital I have, where is the percentage yield better?". In many cases, an R$ 300,000 studio downtown with good occupancy earns proportionally more than an R$ 1.5 million property in the South Zone with a higher nightly rate.

Frequently asked questions

Does Airbnb in downtown Rio work better for tourists or business travelers?

Both. During the week, guests are mostly business travelers (work trips, events, meetings); on weekends and in high season, tourism takes over, including international tourism, which grew 15.6% in Rio in the first half of 2026.

Are nightly rates downtown lower than in the South Zone?

Generally yes, which also means a lower purchase price. The yield (revenue over the amount invested) can stay competitive even with lower rates: in our simulations with downtown launches, it ranges from 12% to 15% a year before condo fees and property tax.

Can my downtown building ban Airbnb?

Yes, the same rules as in the rest of the city apply: in a residential building, short-term rental may depend on the condo bylaws and approval by the owners' assembly. Before buying, check the building's designated use and bylaws. The details are in our article on Airbnb rules in Rio.
