How Much Does a Studio in Rio de Janeiro Yield? Return Math for Long-Term Rental and Airbnb
This is the most direct question any investor asks, and also the most poorly answered, because many listings show only the most optimistic number. Here we show how to calculate the real yield, including the variables usually left out.
The two ways a studio "earns"
Rental income: what the property generates each month, with long-term or short-term rental. It is measured as a percentage of the property value per year.
Appreciation: how much the property is worth today compared with the purchase price. It only becomes money when you sell.
Total return is the sum of both. In Rio, in the 12 months to July 2026, sale prices rose 4.7% and rents 13.5% (FipeZAP).
How to calculate long-term rental yield
Annual yield = (monthly rent × 12) ÷ property value × 100
Illustrative example: a R$ 470,000 studio (entry price of launches in Barra da Tijuca) rented for R$ 2,350 a month:
(2,350 × 12) ÷ 470,000 × 100 = 6% a year, gross
That is in line with Rio's average, but it is still gross. Let's adjust it.

How to calculate Airbnb revenue
Monthly revenue = average nightly rate × occupancy rate × days in the month
Illustrative example: a South Zone studio with an average nightly rate of R$ 450 and 65% occupancy (realistic, not optimistic):
450 × 0.65 × 30 = R$ 8,775 a month in gross revenue
From that come platform fees, management (15% to 25%), cleaning, utilities and replacements. Rates go up in summer, New Year's Eve and Carnival and drop in May, June and August: use the yearly average, not the best month.
Yield by rental type
| Type | Typical gross yield | Management | Stability |
|---|---|---|---|
| Long-term rental | 5% to 7% a year | Low | High |
| Mid-term (corporate) | 6% to 8% a year | Medium | Medium-high |
| Airbnb | 7% to 10% a year | High | Medium |
Gross reference values. Rio average for long-term rental: 6.29% a year (FipeZAP, July 2026).
What to deduct to get the real number
- Condo fees: in studios with full amenities, they can be 10% to 20% of the rent (in long-term rentals, usually paid by the tenant)
- IPTU: the annual property tax
- Management: around 10% for long-term rental and 15% to 25% for short-term
- Maintenance and replacements: often underestimated with Airbnb
- Vacancy: assume 1 to 2 months a year
- Income tax: for Brazilian tax residents, rent is taxed on a progressive table; non-residents pay a flat 15% withheld at source (see Taxes for non-residents)
After these deductions, a 6% gross yield usually becomes 4% to 4.5% net.
The number that matters most is not the highest, it is the most honest. With the Selic at 13.75%, rent alone does not beat fixed income, and anyone buying a studio expecting that will be disappointed. A studio makes sense when the math includes appreciation and the horizon is long. Those who calculate with their feet on the ground from the start rarely regret it.

Yield by neighborhood: the principle
Neighborhoods with lower prices (downtown, Recreio) tend to have a higher percentage yield, because the property price, the denominator, is lower. High-end areas (Leblon, Ipanema) tend to make up for it with more consistent appreciation.

Frequently asked questions
What is the average rental yield in Rio?
According to the July 2026 FipeZAP Index, residential rent in Rio yields 6.29% a year on the sale price, gross. Nationwide, 1-bedroom units have the highest yield among unit sizes: 6.78% a year.
Is the advertised yield already net of costs?
Rarely. Always ask whether the number deducts condo fees, IPTU property tax, management, vacancy and taxes before comparing offers.
Does studio rent beat the Selic rate?
Not if you look at rent alone: with the Selic at 13.75% a year, fixed income pays more than gross rent. Property pays off when you add appreciation and think long term.
Is long-term rental or Airbnb better?
Long-term rental is more predictable and less work; Airbnb can earn more, with more management and variation throughout the year.
