The studio and compact apartment market in Rio
What a studio is, how the market has evolved and what to expect in price and size today.
What counts as a studio in Rio de Janeiro's real estate market?
A studio is an open-plan unit with no walls separating the living room, bedroom and kitchen (sometimes with a kitchenette counter), usually between 18 m² and 45 m² in Rio. It differs from the traditional kitnet in its finishes and better-designed floor plans, in buildings with leisure and work facilities.
What is the difference between a studio, a kitnet and a compact apartment?
Kitnet is an older term, associated with simple units with basic finishes. A studio is the contemporary version, designed to make the most of space, light and multiple uses. Compact apartment is a broader term that includes studios and small one-bedroom units.
Why has the studio market grown so much in Rio in recent years?
The change in municipal law, the rise in people living alone, the growth of remote work and strong demand for short-term rentals have made the studio a product much sought after by developers and investors.
Is the studio market in Rio currently booming?
Yes. Neighborhoods such as Centro, Zona Sul and Barra da Tijuca have seen a steady stream of launches, driven by strong demand for compact living, urban mobility and the number of tourists looking for short-term accommodation.
What is the average size of a studio in Rio de Janeiro?
It varies by area: in Centro, between 18 m² and 33 m²; in Zona Sul, between 28 m² and 60 m²; and in Barra da Tijuca and Recreio, between 24 m² and 51 m², depending on the development and whether the unit has outdoor space.
What is the price range of studios in Rio de Janeiro today?
In Centro and Recreio, from R$ 229k; in Barra da Tijuca, from R$ 470k; in Zona Sul, prices usually start above R$ 540k and can exceed R$ 1 million in neighborhoods such as Leblon and Ipanema.
Is it better to buy a ready studio or one off-plan?
Off-plan, the down payment is usually easier and the unit appreciates during construction, but it takes more patience. A ready unit lets you start earning income right away, with a higher entry price.
Who are the main players building studios in Rio today?
The market is served by developers of all sizes, from boutique builders focused on retrofits in Centro to large developers with full-amenity projects in Barra and Zona Sul.
Advantages of investing in a studio
Liquidity, entry price, maintenance costs and appreciation potential.
What are the main advantages of investing in a studio in Rio?
A more affordable entry price, greater resale liquidity, ease of renting (long-term and short-term) and lower condo and maintenance costs compared with larger apartments.
Are studios more liquid than larger apartments?
Generally yes. Because the price is lower, they reach a larger pool of buyers, which tends to shorten resale time and make renting easier.
Is it easier to rent out a studio than a 2- or 3-bedroom apartment?
Yes, especially to single professionals, couples without children, students and tourists, who make up a large share of rental demand in Rio's central and tourist neighborhoods.
Is a studio better for living in or for investing?
It works for both. Those looking for a home get practicality and a strategic location; those looking to invest get a lower price and flexible use.
What is the average condo fee for a studio in Rio?
It is usually proportional to the unit's size, so it tends to be lower than for larger apartments in the same development, even in buildings with full amenities.
Do studios appreciate more than conventional apartments?
It depends on the area and the market cycle, but Rio's central and tourist neighborhoods have seen significant appreciation in studios, driven by the scarcity of land.
Is it easier to finance a studio than a larger apartment?
Because the property price is lower, the installment and the minimum income required by banks also tend to be lower, widening the number of buyers who qualify.
What is the main risk of investing in a studio?
As with any property, the risks involve location, the developer's track record, liquidity in the area and general market conditions. Careful curation is an important step before buying.
Legislation, history and regulation
How long small studios were restricted in Rio and what has changed.
Is it true that building small studios was once prohibited in Rio?
Yes. Until 2019, municipal law required a minimum usable area of 28 m² in Centro and Zona Norte and up to 60 m² in Zona Sul for apartments, which in practice made compact studios unfeasible in those areas.
When did building smaller studios become allowed again?
With Complementary Law No. 198/2019, which created the Simplified Building Code (COES), the minimum area for residential units in multi-family buildings dropped to 25 m² in most of the city.
Does the new minimum-size rule apply to all of Rio's neighborhoods?
No. Barra da Tijuca, Recreio dos Bandeirantes, Vargens and Ilha do Governador have their own zoning parameters, different from the rest of the city.
Why did Zona Sul take longer to get small studios?
Because the previous law required a minimum usable area of up to 60 m² in Zona Sul neighborhoods, well above Centro and Zona Norte. After the 2019 change, Botafogo, Flamengo and Glória gained more compact studio options.
Are there any restrictions on buying a studio built before 2019?
Not necessarily — developments approved under the previous law remain compliant with the project approved at the time. Always check the registration and the specification document.
Is there recent legislation affecting Airbnb studios in Rio?
Yes. In May 2026, the Second Section of Brazil's Superior Court of Justice (STJ) ruled that, in residential condominiums, short-term rentals (such as Airbnb) require approval from two-thirds of the owners. In September 2026, the STJ took up Topic 1,443 to set a binding precedent on the matter. At Rio's City Council, bill PL 2265/2026 proposes mandatory registration of hosts, without banning the activity. Read the full article on Rio's Airbnb law.
What is the Reviver Centro program and why does it matter for studio investors?
Reviver Centro is a municipal program created in 2021 (Complementary Law No. 229/2021) that offers zoning and tax incentives to turn idle commercial buildings in Centro and Lapa into residential buildings, through retrofit or new construction. It is one of the drivers behind the growth of studios in central Rio in recent years.
Does buying a retrofit studio under Reviver Centro give the buyer any tax benefit?
In some cases, yes. Law No. 8,104/2023 provides an ITBI (property transfer tax) exemption for the first buyer of converted units within the program, and developments with listed or preserved buildings may also have an IPTU (property tax) exemption for a set period. Check with the developer which benefits apply to the specific development.
Buyer profile and target audience
Who looks for studios in Rio de Janeiro, to live in or to invest.
Who usually buys studios in Rio de Janeiro?
The buyers are diverse: young professionals, small and mid-sized investors, couples without children, people relocating and investors looking to diversify their assets with a lower entry price.
Are studios popular with students?
Yes, especially in areas close to universities and business hubs, such as Centro, Botafogo and Barra da Tijuca.
Do investors from outside Rio buy studios in the city?
Yes, it is a common profile, attracted by Rio's tourism potential and the possibility of managing the property remotely through short-term rental management companies.
Are studios a good choice for a first property?
They can be, mainly because of the more affordable entry price and strategic location, but the decision should take into account the intended use and the buyer's financial planning.
Do retirees invest in studios in Rio?
It is a frequent profile, attracted by passive rental income and lower maintenance needs compared with larger properties.
Do business owners and self-employed professionals invest in studios as a store of value?
Yes, this is one of the most common profiles, who see the studio as a way to diversify assets beyond fixed income, taking advantage of liquidity and appreciation potential.
Do couples starting out together buy studios in Rio?
It is a common profile, especially in neighborhoods with more affordable prices, where the studio works as a first home until the couple decides to move to a larger property.
Do people who work remotely look for studios in Rio?
Yes, this group has grown considerably in recent years. Many remote professionals look for well-located studios with good coworking facilities in the building or nearby.
Returns, long-term rentals and Airbnb
How renting out a studio works and what to consider when calculating the return.
What is the average return on a rented studio in Rio?
With long-term rental, a well-located studio in Rio usually yields between 5% and 7% a year gross; with Airbnb, between 7% and 10% or more, with more management work and seasonal variation. After condo fees, IPTU, management and vacancy, the net return is lower, so it is worth running the numbers case by case. See the full calculation.
Is it better to rent short-term (Airbnb) or long-term?
It depends on the investor's profile: Airbnb requires more active management and tends to have higher turnover in tourist neighborhoods; long-term rental offers predictability with less day-to-day work.
Do I need the condominium's permission to rent on Airbnb?
In a residential building, yes. Under the STJ's 2026 ruling, a condominium charter that is silent on the matter does not allow short-term rentals: approval by two-thirds of the owners at a general meeting is required, unless the charter already provides for that use. So check the charter and meeting minutes before buying with Airbnb in mind. Unlock the free checklist: does the building allow Airbnb?
Which Rio neighborhoods have the most demand for short-term rentals?
Centro, Barra da Tijuca, Recreio, Botafogo, Flamengo and the Zona Sul waterfront usually concentrate the highest demand for Airbnb and short stays.
Are there management companies that look after the studio for the investor?
Yes, many developments geared to short-term rentals already have integrated or partner professional management, handling bookings, cleaning and maintenance.
What is the average rental period for a studio in Rio?
It varies with the type of contract and the area. In Centro, cycles tend to be shorter; in more residential areas, tenants usually stay longer.
Do I need to furnish the studio to rent it out?
For short-term rentals, yes: furniture and decor affect the occupancy rate. For long-term rentals, unfurnished units are also in good demand.
Which costs go into calculating a rented studio's return?
Condo fees, IPTU, management fees, maintenance, furniture (for short-term rentals) and any vacancy periods should all be factored in.

Buying process, financing and documentation
Step by step to buy a studio with more confidence.

It varies by development, but many launches offer easier terms with the down payment split into installments during construction.
Which documents should I check before buying a studio?
The development's registration at the property registry, the specification document, the developer's track record and, for a ready unit, the condo situation and any outstanding debts.
Is buying directly from the developer safer than through an independent broker?
Buying through a specialized curation service or directly from the developer usually gives more transparency on commercial terms, timelines and documentation.

The curation service pre-selects developments based on location, liquidity, intended use and the developer's track record, organizing the information before the first contact.

The timeline varies by development and is set in the incorporation document, usually between 24 and 42 months from launch. The exact date must appear in the contract and in the incorporation registration.
