About the development

Ilha Stay Home Resort is the new launch by Riva Incorporadora, part of Grupo Direcional, in Barra Olímpica. The 10,700 m² plot faces the Ilha Pura park, next to the planned neighborhood where Riva has already delivered and launched more than 2,000 units.
There are two buildings, Noronha and Ilhabela, with 712 units: 28 m² one-bedroom units, 47 m² double suites and garden units of up to 70 m². On the ground floor, the Ilha Stay Mall brings together 11 shops and an open plaza. The facade was designed by Alexandre Feu, and the project concept is by Afonso Arquitetura.

Riva Incorporadora, part of Grupo Direcional. In the same area, Riva has built Apogeu Barra, Stillo Barra, Duet Barra, Marine Barra and Ilhamar. The Ilha Stay facade was designed by Alexandre Feu (FEU Arquitetura), and the project concept is by Afonso Arquitetura.
What unit types are there?
28 m² one-bedroom units, 47 m² double suites, 40 to 48 m² one-bedroom garden units and 70 m² double-suite garden units. There are 712 residential units in two buildings of 18 and 19 floors, plus 11 shops of 31.5 m² in the Ilha Stay Mall.
What is a double suite?
A unit with two independent suites, each with its own bathroom, connected by the living room and kitchen. You can live in one and rent out the other, or rent out both.
How much do the units cost?

What payment terms are expected?
Riva's preview presentation offers two options: the direct plan, with 30% paid during construction and 70% financed directly with Riva over 120 months or through a bank; and the investor plan, with 10% down and 90% in 36 interest-free, non-indexed monthly installments during construction. Terms may change until the launch.
When is delivery?
Delivery is expected in December 2029, according to Riva's preview presentation.
What amenities are there?
A pool complex with a pool, 25 m lap lane, island with bungalows, kids' pool, hot tub and wet decks; a bar and café lounge, spa with massage and sauna; a rooftop with party rooms, two barbecue areas, pool house, gourmet area and gym; a laundry and mini market. The retail plaza has a kids' play area, pet area, bike parking, a wooded area and a stage with bleachers.
Can I rent it out short-term or on Airbnb?
Yes, the project was designed for living, hosting and investing. Riva announced a partnership with Lobie to manage short-term rentals, with pricing, inspections and contactless check-in. Use the calculator on this page to estimate income.
