Documents Needed to Finance a Property: Complete Checklist

Quick answer In general you will need your RG/CPF (Brazilian ID card and individual taxpayer number), proof of address, proof of income for the last 3 months (or 2 years if you are self-employed), your income tax return, a marital status certificate and, if you plan to use it, a statement from your FGTS (Brazil's workers' severance fund). Gathering everything in advance is what speeds up approval the most — delays usually come from an outdated document.

Nothing delays a financing approval more than finding out, halfway through the process, that a document is missing or out of date. This list brings together what is normally requested, both for a bank mortgage and for a direct purchase from the builder.

Frequently asked questions

Do self-employed buyers need different documents?
Yes. In addition to the standard documents, self-employed professionals and business owners usually need to provide proof of income for the last 2 years, such as the full income tax return, a revenue statement or a statement from their accountant.

Do I need to submit documents if I buy directly from the builder?
Usually yes, but the list tends to be shorter than for a full bank mortgage — many builders waive proof of income for smaller down payments.
