Airbnb vs. Short-Term Rental via a Traditional Real Estate Agency
This is the last article in this cluster, and it settles an important point: Airbnb is not the only way to run a short-term rental. Traditional real estate agencies also broker this type of contract — usually with somewhat longer stays and a relationship model quite different from that of digital platforms. Let's compare the two paths.
What changes between the two models
Although both are forms of "short-term rental" (locação por temporada) from a legal standpoint (Lei 8.245/91, Brazil's tenancy law — contracts of up to 90 days), the practical experience of running one is quite different from the other:
- Channel for finding guests/tenants: a digital platform with global reach vs. the agency's client base and referrals
- Average length of stay: Airbnb tends to have shorter stays; short-term rental agencies usually broker contracts of a few weeks to a few months
- Management intensity: Airbnb requires communication and cleaning logistics at every guest changeover; a traditional agency concentrates that effort at longer intervals
- Pricing flexibility: Airbnb allows dynamic adjustment by date; a traditional agency usually works with a more fixed amount per contracted period
Side-by-side comparison
| Criterion | Airbnb | Traditional agency (short-term) |
|---|---|---|
| Gross income potential | Higher, especially in tourist neighborhoods | More moderate and stable |
| Income predictability | Variable, subject to seasonality | More predictable, longer contracts |
| Management workload | High (or the cost of a property manager) | Low — the agency brokers the contract |
| Occupant turnover | High | Lower |
| Pricing flexibility by date | High, with dynamic pricing | Low, a more fixed amount per period |
| Ideal owner profile | Those who want to maximize income and accept active management | Those who prioritize simplicity and predictability |

When Airbnb tends to pay off more
In neighborhoods with a strong flow of tourists and good leisure amenities in the building itself, Airbnb's nightly rate potential usually exceeds that of traditional short-term contracts — especially when combined with good price management during events and the high season, as we discussed in the article on seasonality in this cluster.
When renting through a traditional agency tends to pay off more
For owners who prioritize simplicity — less direct communication with guests, fewer cleaning changeovers, only one contract to look after at a time — a short-term rental brokered by an agency tends to be more comfortable, even if the expected income is somewhat lower. It also tends to be a better fit for those trying the short-term rental model for the first time, before deciding whether they want to go deeper into the more intensive Airbnb operation.
I see investors treating this choice as final, when in practice it can (and sometimes should) change over time. A studio can start out with a traditional agency, which is simpler, while the owner learns the market, and move to Airbnb — self-managed or outsourced — once there is more confidence in the operation. What matters is choosing the starting point with a clear view of the trade-off between potential income and the work involved, not going with the option that seems more "fashionable".

How to decide in practice
Assess your appetite for active management, how close you are to the property and your income goal (maximizing returns vs. operational simplicity). Combine this choice with what we have already covered in the other articles of this cluster — neighborhood, preparing the property and seasonality — to arrive at a complete strategy before putting the studio into operation.

Frequently asked questions
Does a short-term rental through a traditional agency earn more than Airbnb?
Not necessarily. Airbnb usually has higher gross income potential in neighborhoods with strong tourist demand, but it requires more management. A traditional agency offers more predictability, with income that is generally steadier but lower.
Do I have to pick just one model, or can I alternate?
You can alternate, for example operating through Airbnb in the high season and through a traditional agency on longer contracts in the low season — but this takes planning and can create transition periods with no income.
Which model means less work for the owner?
Renting through a traditional agency, especially on longer short-term contracts, usually demands less ongoing involvement from the owner than Airbnb, which has high guest turnover.
